How Property Is Assessed in Larimer County
The Larimer County Assessor values residential, commercial, agricultural, and mobile home property, with a full reappraisal in odd-numbered years. The sales study periods differ by property type: residential values for 2025/2026 use 24 months of sales data (July 2022 – June 2024), while vacant land and commercial property use a longer 60-month window (July 2019 – June 2024). A new 10% valuation reduction and updated assessment rates also apply for 2026. Read our Colorado property tax breakdown.
