Pitkin County Colorado Property Search
To search Pitkin County property records, use the tool below by owner name, parcel number, or property address. Pitkin County is home to Aspen and Snowmass, among the most famous and expensive ski destinations in the United States, which pushes local property values well above most of Colorado. Records are kept by the Pitkin County Assessor in Aspen, and the office’s property-search site is completely free — if any site asks you to pay for a report, you’re on the wrong one.

Partial info works — a last name or street name is enough.

How Property Is Assessed in Pitkin County
The Pitkin County Assessor’s Office appraises property at true and fair market value for its highest and best use, as Colorado law requires, with a full reappraisal every two years. A recent state law, House Bill 24B-1001, created a split assessment rate: for tax years 2025–2026, local governments use 6.8% of value minus 10% of the first $700,000 (with a $1,000 assessed-value floor), while school districts use a separate rate calculated differently — and both rates are changing again for 2026. Your tax bill is: actual value × assessment rate × mill levy ÷ 1,000. Our guide explains how luxury properties are taxed in Colorado.
Each property has a unique parcel or schedule number, which is the fastest and most accurate way to pull up ownership, land size, building details, and tax records through the county’s qPublic search.

Exemptions & Tax Relief
Homeowners 65 or older who have owned and lived in their home for 10 consecutive years can have 50% of the first $200,000 of value exempted. Apply with the Assessor. See the senior exemption primary residence requirements.
Veterans with a 100% permanent service-connected disability get the same 50% exemption on the first $200,000, regardless of age. Surviving spouses may qualify. Read about the veteran property tax exemption.
Given Aspen and Snowmass’s resort economy, exemptions generally require the property to be your primary residence — many owners here won’t qualify. Short-term rentals are handled by a separate county program, not the Assessor’s office.
